The Umpqua Ranch Cooperative Story

Umpqua Ranch opened in 1973 and has grown over the years into a 110-site, resident-owned manufactured home community.

But that transition didn't happen overnight. We began the move toward controlling our own destiny in 2015. That's when, with the help of CASA of Oregon and ROC USA, LLC, we formed Umpqua Ranch Cooperative that would, on October 1, 2015, purchase and take control of our community.

Now, the ROC is not only a successful business, but also a thriving neighborhood. The process of the cooperative buying the land beneath our neighborhood brought this community closer together. Not only do we know far more of our neighbors than ever before, but we look out for one another, too. And with no outside landlord to report to, we're the envy of other nearby manufactured home communities. 

Our Member households elect our Board of Directors, which works with a property management firm and also appoints various volunteer committees to help with special projects, celebrations, community improvements and more. The Board submits a budget every year, and the entire membership votes on it and any changes to the rent before the budget becomes official. We're running the multi-million dollar business that is our community on our terms, by our rules, for the betterment of ourselves and our neighbors. 

Umpqua Ranch couldn't be better situated nestled between the nearly 1-million acre Umpqua National Forest just 15 miles to the east and the city of Roseburg a quick 20-minute drive to the southwest. Looking for weekend trips? Umpqua Ranch is two hours from the coast, 90 minutes from Eugene and just over three hours from Portland. Locals enjoy fly fishing, hiking, biking and rock climbing in the surrounding areas. With easy access to countless outdoor activities as well as the Pacific Ocean, and urban areas, Umpqua Ranch is a great place to live.

We recently updated the community laundry room and installed locking mailboxes, and we continue to make improvements to Umpqua Ranch.
